Monitoring Tres Hermanos

With no official statement from City of Industry on its plans to purchase and develop Tres Hermanos Ranch, the City of Diamond Bar along with the City of Chino Hills continues to pay close attention to activities and meetings organized by the neighboring municipality and its affiliated agencies that might indicate the future of the largely undeveloped land.

Historically used for ranching, farming and cattle grazing, Tres Hermanos is a 2,450-acre parcel of land located on the eastern edge of Diamond Bar and along both sides of Grand Avenue.  Approximately 695 acres are located within Diamond Bar and 1,750 acres are in Chino Hills. 

The Ranch is presently owned by the Successor Agency to Industry’s former redevelopment agency, and the governing body of this Agency Industry’s City Council.  A recent appraisal values the property at $100 million, however, during a meeting of the Oversight Board of this Successor Agency in August 2017, a motion passed 4-3 to sell the land to Industry for only $41.6 million.

Based on documents obtained through obtained through Public Records Act that appear to show that Industry entered into a master lease with San Gabriel Valley Water and Power in May 2016 to develop a 450-megawatt solar facility, and a number of violations of various State laws that include the California Environmental Quality Act, the Redevelopment Dissolution Act, and the Ralph M. Brown Act, the cities of Diamond Bar and Chino Hills individually filed lawsuits in fall 2017in Sacramento County Superior County and Los Angeles County Superior Court.
